1. Contract of Hire

The booking contract is between the guest (the "Hirer") and BFG Retreats. The contract becomes legally binding once full payment is received and a booking confirmation is issued. The Hirer must be at least 18 years of age at the time of booking and accepts responsibility for all members of their party.

2. Payment & Deposit

Bookings must be paid in full at the time of booking to secure the reservation. If full payment is not received or processed successfully, the booking will not be confirmed.

3. Cancellations & Alterations

By the Guest: All cancellations must be submitted in writing. Refunds for cancellations are subject to the specific policy selected at the time of booking and our ability to re-let the property. We strongly recommend taking out comprehensive travel insurance to cover unexpected cancellations.

By the Owner: In the highly unlikely event that we must cancel your booking due to circumstances beyond our control (force majeure), we will notify you immediately and issue a full refund. Our liability is strictly limited to the return of monies paid.

4. Arrival & Departure

Check-in is available from 4:00 PM on the day of arrival. Check-out must be no later than 10:00 AM on the day of departure to allow time for professional cleaning before our next guests arrive.

5. Guest Obligations & Property Care

Occupancy: The number of people staying overnight must not exceed the maximum capacity stated on the listing, and only those listed on the booking form are permitted on the property.

Care of Property: The Hirer agrees to keep the property, its fixtures, and its contents in the same state of repair and cleanliness as found upon arrival. Any damages or breakages must be reported to the host as soon as possible. The Hirer may be held liable for the cost of significant damage or extra deep-cleaning.

Smoking & Vaping: All BFG Retreats properties are strictly non-smoking and non-vaping indoors.

Consideration: Guests must show consideration for neighbours. Noise levels must be kept to a minimum, particularly between 10:00 PM and 8:00 AM. Parties and commercial events are strictly prohibited.

6. Liability

BFG Retreats accepts no liability for any temporary defect or stoppage in the supply of public services to the property (e.g., electricity, water, internet), nor for any loss, damage, or injury sustained by the guest or their party unless caused by our direct negligence.
